Renovation Deficiency Inspections
A post-renovation inspection is the best way to ensure that the work your contractor did was done right. These are often done in stages, after each phase of the renovation is completed. Unlike a pre-purchase home inspection, these are pass/fail. If you fail, normally contractors are happy to provide the necessary time and expense to do the job up to standard. If you can, it’s best to have, in writing, what will happen if in fact your renovation does not pass an inspection.
It’s important to note that a renovation inspection is different from a pre-purchase inspection in other ways, too. Failing a renovation inspection can lead to not being able to occupy your home, in certain cases.
Also, a renovation inspection only ensures that the renovation has met local building codes, and that materials used are up to code as well. This type of inspection does not look into the quality of the work done. So, as long as minimum standards are met, the renovation will pass inspection.
Pre-Renovation Inspection
We can also provide a pre-renovation inspection. These are often required if you have gotten financing to do your renovation, and are a good idea in any case if your renovation is large.
The pre-renovation inspection will give you a clear idea of the condition of your home, and help you prioritize what needs to be done and in what order. It will also save you from unfortunate surprises by alerting you to hidden problems before you begin.
